Margaux has been a dedicated real estate agent since 2005. She works alongside her Mother and partner, Mary Genovese Colvin. She was born and raised in the Rittenhouse Square section of Center City so she knows the value of city living and is an area expert. Professional and friendly, Margaux’s approach helps clients feel comfortable about a potentially stressful process. She loves the moment when she gets to experience her satisfied clients’ delight in their transactions. Her diligence and knowledge will help you to make the right decision and show you why Philadelphia real estate is the best investment.
Margaux went above and beyond as our realtor in the buying process. She was unwaveringly patient, helpful, responsive, and honest in guiding us through a 1+ year long search. An attentive and intuitive collaborator, Margaux was able to listen carefully to us as we sorted through our priorities and reactions to seeing various properties and expertly help us refine what we were looking for. We always felt comfortable in her extremely capable hands; besides knowing the Philadelphia market inside and out, she deftly displays the wide range of skills necessary to be a top-quality agent, from the veteran knowledge of the industry to the keen emotional intelligence needed to guide her clients through major life decisions. We are so appreciative of Margaux's help through every step and would recommend her to others without question.
Margaux was delightful to work with and extremely competent. She knows the market inside and out and was very creative with marketing and selling our home during a challenging time in the market. Unlike some prior experiences, I always looked forward to speaking with Margaux and I feel as though I made a friend in the process. Highly recommend!
Margaux went above and beyond in every way possible to find us a perfect home. She never rushed us or pushed us if she didn't think it was the right house for us. She made herself available for countless showings (I literally lost count!). When we found houses that we were interested in pursuing, she was assertive with the other agents and kept us informed every step of the way. Most importantly, Margaux did what you wish every doctor, hairdresser, teacher, and staff member at the Apple store would do - she LISTENED. She took the time to thoroughly understand our frustrations, concerns, and challenges in finding a house. If there was a showing that didn't cover everything on our "must-have" list, she made sure to tell us in advance so we could opt out if we wanted to. She came to understand our needs better than we did. In the end, Margaux's resourcefulness is what got us there. She's scrappy! She found us a house that we would have never been able to find on our own. And then she and her well-equipped team did a phenomenal job selling our house - in three days! We are forever grateful to Margaux for the hard work and care that she put into finding us the perfect home.
Our experience working with Margaux was fantastic. Everything about it made things go so smoothly. She was extremely patient and knowledgeable. Margaux knows this city better than anyone! She was available no matter what time of day and educated us tremendously on the process of selling our home. We felt completely comfortable deferring to Margaux when it came to making decisions or signing documents. She is certainly trustworthy. Her friendly and pleasant demeanor also makes it a pleasure to work with Margaux. Highly recommend!
Mary Genovese Colvin, founding partner of On The Square Real Estate, began her career in Residential Real Estate 42 years ago. Selling “River to River” in Center City Philadelphia she has been involved in over 600 million in sales just over the past 13 years. She leverages her personal connections, decades of experience, cutting-edge technologies, and intensive market knowledge in pursuit of unparalleled client-focused service. Mary approaches each transaction with the utmost care.
“My clients hire me to do my best and nothing is more important than customer service.” Real Estate Transactions are among the biggest investments people make in a lifetime. “I feel there is no time for amateurs and certainly no time to cut corners. I know just how important my role is to buyers/sellers. “Mary believes “giving is better than receiving” and because of this she has been board active with many charities and involved in the arts over the years. She is a member of the Union League of Philadelphia.
After dealing with another agent for years, I decided to switch to Mary on the Square, the best decision I could have made. When the condo went up there were two excellent offers and we closed on the second one immediately. Mary took care of everything from staging, to showings, to the legal part of the sale. She is bright, experienced and warm and I could not be happier especially in this price range.
Mary was outstanding during the entire process. She knows and understands the local real estate market and is well networked. She was also very knowledgeable of and proficient in navigating the paperwork associated with the transaction. Finally, she was very prompt and responsive to all requests. We would highly recommend her services to others seeking real estate in the Rittenhouse neighborhood.
Our experience with Mary and Margaux was excellent from the first phone call right through the settlement meeting. We were looking for an agent that was professional and savvy, and one that we could trust. We wanted an agent that would provide an honest, fact-based, and realistic recommendation on pricing our home - not an artificially high price to entice us that would do more harm than good to the marketability of our home, but a price that would maximize our return. On-line reviews led us to Mary and Margaux and we're glad we found them. They make a powerful team - knowing how to combine their unique skills in an efficient and complementary way. They are honest and professional - they earned our trust quickly. They are experienced - which means they are confident and composed at the critical times in the selling process. They were open to listening to our ideas on the key selling points of our property and to our desired level of communication. They have a very strong team, with a special call-out to Scott. After seeing Scott conduct an open house for us, it was clear he is also a top-notch agent. Overall, a very solid experience leading to a successful result. We would highly recommend you consider the selling team of Mary and Margaux
I have used Mary G. for all of my real estate transactions over the past 25 years. She has always guided me with great integrity, creativity and effectiveness.

Kay understands that real estate is a deeply personal process, so she’s devoted to giving every client her undivided attention and care.
I cannot say enough amazing things about Kay! As first-time homebuyers, Kay took the time to walk me and my partner through each step of the process in an organized and digestible way. She was always happy to answer our many many questions and never made us feel like a burden. Kay took the time to truly listen to what we were looking for and did a fantastic job tailoring our options to find exactly what we wanted. Viewing homes with Kay was such a FUN experience. She has a great eye and really helped us to envision how we could make each house our own. Kay has such vast knowledge in all things homes, from buying/selling to renovating, and was quick to provide us with recommendations outside of her role as our realtor. We could not have found our perfect home without Kay and cannot recommend her enough! She will treat you like family!
Kay is an outstanding agent. From the very start of the process, she made everything easy. She offered excellent advice, answered every question we had (even at odd times of the day) and helped us make informed decisions. It was clear that she had only our best interest in mind and was patient with us. On top of it all, she's a very nice and fun person who manages to make a the very stressful process enjoyable. We highly recommend Kay.
We recently sold our Passyunk Square property and couldn't be happier. Kay Pellegrini (McGrath) knows the Philadelphia housing market very well and provided the needed guidance on how to best market the property and establish our accurate price point for a quick sale. When we say quick, offers were in within 24 hours of list, we had multiple offers, and we were sold within 48 hours! She was patient, responsive and detailed oriented. Kay secured all the resources such as photo shoot and web presence, while recommending staging and contractor help to have the property ready to list within our timelines. Kay was there every step of the way taking the lead and guiding us through the process. If you're looking for a real estate professional in Philadelphia - Kay Pellegrini (McGrath) is our recommended choice!
Kay helped me buy my first property, and she was professional and always a pleasure to work with. She walked me through the entire home-buying process and was always available to answer any questions I had. She was with me every step of the way - sending new properties, setting up tours, attending all meetings in person. I highly recommend Kay!
Beth has always had profound fascination with how each person inherently establishes their home to create a space that is uniquely theirs. As a former professional opera singer, she has spent long stretches of time on the road, so she knows how important being in one’s special nest is. Beth realizes that buying or selling real estate almost always accompanies a major life transition, and she’s proud and honored to guide clients through the process. As a performer, she knows how to connect with people while being attuned to their emotions and needs. As a realtor, she uses that same careful focus to create an experience that is stress-free, supportive and, above all, successful.
Beth earned a bachelor’s and a master’s degree in opera performance from The Boston Conservatory. She also studied at Temple University’s Real Estate Institute, and she holds a certificate in Mastering Design Thinking from MIT, a management course focused on problem-solving through understanding customer needs.
Beth was outstanding in assisting us in finding the right home that we purchased. As she says it is a process and she worked with us throughout the process. We probably were a bit scatterbrained but she never got frustrated with us and our changing criteria and instead flowed with our changes to focus us. highly recommend Beth. A true professional who was responsive all hours of the day
As first-time home buyers, we were quite daunted with the process and had no idea where to start. Beth helped us with everything from finances, a house versus a condo, and even helped us explore neighborhoods in Philly. At one point in our search, I started to get discouraged that maybe our money wouldn't get us what we wanted. We were at one house that needed a bit of work and was already priced a bit above our comfort zone, but we figured maybe this is just what we'd have to settle for. Beth sat with us for hours and explained to us that this house would be settling. She could tell we were emotionally spent and needed a little break. Beth could have easily just suggested we put an offer in so she could walk away with a nice commission, but instead her interests were in our happiness. After a couple of weeks, Beth sent us a new listing that was just about to hit the market. She got us in to see the place right away and we loved it! We made an offer and the sellers accepted the next day! This whole process has been amazingly positive thanks to Beth's expertise, patience, organization, and responsiveness. Her can-do attitude and her ultimate goal to make sure we found the right home makes Beth really special! We seriously cannot recommend Beth enough. Thanks to her, we have a beautiful new home that is absolutely perfect! Nothing is more heartwarming than knowing that we will be make memories in our new home and that Beth made it all a reality!
I highly recommend Beth. She was incredibly supportive, responsive, flexible and professional. She offered sound advice and was there for us whenever we needed her. Our real estate transaction with Beth and Compass was effective, easy and friendly.

Working with Phyllis Greenberg was an excellent experience. She took care of all that was needed and alerted us to questions we had not asked. Despite the pandemic, her service was impeccable. I would highly recommend her as a real estate agent.
Phyllis is a wealth of knowledge, incredibly responsive, and flexible to her clients’ needs. We were new to the home buying process, and Phyllis was incredibly patient with all our questions, concerns, and decision-making. She was an advocate for us every step of the way, and just a pleasure to work with. We recommend her highly.

We cannot express enough appreciation and utmost respect for our realtor Nancy. From Day 1 to the settlement, she was a true professional and provided genuine care in any capacity needed. She is extremely reliable, efficient, and treated us with such compassion during this large transition in our lives. We could not recommend her more! Her colleague Sara was also lovely to work with.
Nancy is the most impressive real estate agent I've ever worked with. She was extremely thoughtful and strategic in the best way to position the house for sale, while balancing my goals with what she thought the market would deliver. She had a great network of service providers ready to work with us and prepare the house for listing. Once we were under contract, she was instrumental to ensuring the deal closed. We had some unforseen complexities come up in the appraisal/closing process and there's no way we would have gotten this done without Nancy's strong negotiating skills, network of service providers, excellent communication and around the clock work ethic. Thank you Nancy!
Nancy was always available for questions and guided us through the whole home buying experience and even afterward. Would highly recommend this professional.
Nancy is super helpful for our recent property purchase. She was able to get us last minute showings in the competitive housing market, patiently walked us through all unclear documents, helped us go through sellers/HOA files to pre-scan for any potential pitfalls, helped us find the resources we need along the way. Really fortunate to have her as our agent and will strongly recommend to people who need help.

Born and Raised in South Philadelphia Megan loves helping clients explore Philadelphia’s diverse enclaves. She has a real knack for getting to know her clients and pairing their unique lifestyle to a perfect neighborhood. She’s known as both a shrewd negotiator and a skilled communicator, but above all, she believes in informing and educating her clients through every step of the process so that they always feel supported and championed.
Prior to real estate, Megan had a successful career in the fashion industry, and she traveled the world honing her impeccable eye for quality and beauty – and a slight shoe addiction. You can find Megan and her family exploring all the City of Brotherly Love has to offer, from restaurants and cultural venues to local events to fantastic shopping she is always looking for what’s new around town.
I worked with Megan in purchasing a second property. She was recommended to me by a friend who had worked with her in purchasing his home. I connected with Megan right away. We met in person to discuss my needs and what the process would look like. That lead to us getting started...Megan provided home suggestions based on my criteria and took me to see check out properties. I always had many questions about the properties I was interested in and she always did research for me and answered my questions. I put an offer on a house and the process didn't go well due to the intransigence of the seller, but at every step of that crazy road, Megan was working with me on negotiations and then as a result of a non-workable impasse, the termination of the agreement. All along she guided me and was my champion in dealing with the seller and his agent. We moved onto more searches and after seeing many other homes, she helped in finally getting me situated in one. This was also an extensive and what at least to me felt like hardcore negotiations, but Megan was sharp and focused and was able to get me (most) of what I needed. As a Philadelphia native, Megan has great command of the city and its neighborhood and is well connected. I have already recommended her to friends and will feel confident in doing so again in the future.
As a first time homebuyer, I needed a lot of guidance and Megan was patient, very knowledgeable and helped me through the process . She was quick to respond to all of my emails and calls, and the whole process seemed a lot easier than I thought it would be .
Megan Dever is an outstanding realtor. She will work diligently to get your property sold. She is dedicated, a professional in every way. My home was listed and sold in less than 5 days.
Megan is a professional at what she does. She was great, courteous, and answered all my calls. if you're looking to buy or sell a house contact Megan Dever. The day our house went up on the market Megan had three showings and a bid. All of this was done and we settled 18 days later. If you’re looking to buy or sell your home I highly recommend Megan Dever.

With over 20 years of experience as an accomplished real estate agent, Jeffrey’s professionalism and integrity speak for themselves. His passion and enthusiasm for real estate are evident from the hundreds of transactions he has facilitated.
Jeffrey spent his first thirteen years of real estate at Coldwell Banker’s Salem/Boston office where he received several noteworthy awards. He then joined a well-respected top team in Boston at Keller Williams Realty for 3 years before moving to the DC area and finally settling back home in Pennsylvania. Jeffrey is a valuable addition to the On The Square Team at Compass and has exceeded the expectations of many clients. He provides an individualized approach and personable experience resulting in exceptional service.
When Jeffrey isn’t selling real estate you will find him walking his dogs, shopping, dining out, and traveling. He lives at The Atlantic, Rittenhouse Square, and Pt Pleasant, New Hope with his husband David and his energetic GSP Koda and Esther their 14-year-old Poodle Mixture!
During the second pandemic winter, thinking in a generalized way about moving, I wandered into an open house at an apartment in Rittenhouse Square. Within one half-hour of conversation with Jeffrey Keller of Compass RE, I knew I had found a realtor who possessed the most valuable quality in the business, the ability to listen with attention. Jeffrey knows every corner of Center City real estate. He never pushes, but allows the client to discover what s/he wants in the way of location, space, and timing. Within three months of that meeting at an open house, I had found a great apartment and sold my 150-year-old rowhouse, under Jeffrey’s aegis. He’s the best.
Great to work with. Very responsive and available. Happy to show us places on weekdays or weekends. Very friendly. Got back to us and communicated timely and appropriately.
Eleni was great, she knew everything we needed along every step. She was on top of her job and was very skilled. I think if it was not for her we would not have gotten our house (they had other offers on the house and because of Eleni we actually were able to win the bidding process). I highly recommend using her she is very personable and knowledgeable. She will definitely be my agent for all future home purchases and selling.

It is his lifestyle – he never gets tired of helping people find their place in the world.

He chaired the Washington Square Affair, raising over $80,000 for the maintenance, beautification and restoration of the park.
When my wife, Deborah, and I decided to relocate to Philadelphia we used the open house convention to interview potential buyer agents. When we met Fred Manfred we liked his straight forward communication, market knowledge and enthusiasm for Center City real estate. Fred proved to be everything we anticipated and more. He took the time to thoroughly explain the processes (and costs) of purchasing real estate in Philadelphia. He used spreadsheets to organize market data in a way easy for Deborah and I to quickly become acquainted with local market values. And finally, Fred proved to be an effective negotiator, our appraisal returned almost 5% higher than our purchase price. Since moving into our new home we have referred other friends and colleagues to Fred and who have expressed similar levels of satisfaction. It is with great pleasure that we offer this endorsement of Fred Manfred.
I wanted to finally put into writing what Tom and I have been feeling over the past year or so. Thank you so very much for helping us find our beautiful home in Society Hill. You are truly a gem.
Thank you for keeping our best interests at heart and going above and beyond in representing them. We always felt as though we were your only clients. You were incredibly professional and communicative; always accessible by phone or email and were always willing to show us another property, or six.
Your orchestration of the process and network of professionals in home inspection, repair, escrow, mortgage, etc. made the entire thing seamless. We honestly don’t think we could have done it without you!
Fred, you are a person of excellent character and great integrity; I consider you a dear friend.
Fred represented us on both the purchase of our new home and the sale of our old home. We initially met Fred at an open house, and he followed up with us when he learned of a property that he thought would meet our needs. We looked at houses with Fred for more than one year. Fred encouraged us, gently but persistently, to see a house that we thought was not within all of our specifications. When we finally went to see it, it was clear that it was the perfect house for us. The purchase of the house was complicated, involving an estate, multiple heirs, and law firms. Fred was very effective in representing our interests to the sellers' agent and counsel, and kept the process moving even while we were traveling. He was also helpful in negotiating inspection contingencies and time frames. Further, in selling our prior house, Fred worked hard to market the property, hold open houses, and follow up with potential buyers. He also was flexible in attending closing on our behalf, even when closing was delayed multiple times. Fred has a deep knowledge of Philadelphia real estate, and we would recommend him highly to anyone looking to buy or sell here.
Fred has always, in all of my dealings, been extremely professional, efficient, considerate, and helpful. I thank you for all of that, and for being so sensitive to our circumstances.

Emily made my first homebuying experience truly seamless. I was buying a house out of state and was a little nervous about it being difficult, but Emily was truly my eyes and ears on the ground and directed me towards the neighborhood that I settled on, which was a perfect fit. Whenever I needed a status update or to make sure anything was moving forward in the transaction process, Emily made it happen almost immediately. She went above and beyond and I highly recommend her as an agent.

Our experience was flawless with Scott. I was reluctant to get involved with a realtor and from the moment we met Scott were all in! He is warm, funny, knowledgeable, professional, smart and honest to name a few. He has a great eye for design and can't wait to decorate our new place together. We have cocktails and even are doing a cookie swap. We are so glad to have met him, consider him a friend and completely recommend him!!!
We were out-of-state buyers, so we needed a lot of support, which Scott provided seamlessly. He answered all our questions in a timely manner. Previewed houses and apartments on our behalf. He was our eyes and ears in Philadelphia.
We met Scott through an Open House that he was hosting at a different home nearby the one we ended up purchasing. Even though we were not the right buyer for said property, we knew right away that we had found the right agent. Scott then showed us the home we did end up buying and the rest is history! There was an instant connection for us as Scott knew the area so well, has a fabulous eye for design and is so friendly. He helped us see things in our home that we could not have imagined. But with his expertise and guidance, all of the pieces fell into place. Scott was so diligent in the sales process and the rapid communication was paramount to execute this deal smoothly. We can not recommend Scott more, you should work with him if you have the opportunity!!
